TITLE INSURANCE

Title Commitment is an offer to issue a title insurance policy. After a thorough review and examination of a title search the commitment is issued. Once a title commitment is issued a title policy will be issued once all of the requirements set forth in Schedule B -Section I are satisfied. The policy will insure the property described in Schedule C according to the terms described in both Schedule A and the commitment jacket. The exclusions from coverage are on Schedule B - Section II of the commitment. The title insurance commitment will terminate six months after the effective date shown on Schedule A of the commitment.

Record Owner and Lien Search is a full 60 year title search which discloses defects, liens, encumbrances, adverse claims and other matters that affect title to real estate.
For foreclosures we supply all addresses of the lien holders.

Current/Last Owner Search is a limited title search that discloses defects to title, liens, encumbrances, adverse claims and other matters that affect title for a limited period of time searched.
