Automated Valuation Model (AVM): SearchTec has partnered with a leading automated valuation service provider of AVMs, First American, in order to offer you higher accuracy and reliability. This First American AVM product is now streamlined with SearchTec's online order entry system enabling one stop search and appraisal needs.
The automated valuation models will include First American's PowerBASE 1.0 (PASS) and HPA, and the instant HVE(Home Value Explorer)
 PASS provides current market value estimations in online, real-time fashion for residential properties. These valuations are suitable for use in a variety of contexts from loan origination to secondary marketing and loan servicing.
HPA is powered by MortgageRisk technology, is an automated valuation model known throughout the industry for generating precise, immediate and reliable residential property valuations. The powerful technology behind this model uses a hedonics/location-based/indexing methodology to create a statistically solid home valuation tool.
HVE is Freddie Mac's Home Value Explorer. This instant AVM streamlines the lending process by cutting the collateral assessment time down to seconds and saving hundreds of dollars on each transaction. HVE can simplify the mortgage process and reduce costs for both lenders and consumers.
Freddie Mac 704/Exterior: The Freddie Mac Drive-By (704) report is the most widely recognized report format. Information on the improvements is obtained from various sources including county assessor's records and multiple listing services. The report contains three comparable sales and an adjustment grid. The package also includes an addendum page with photo of the subject and location map.
FNMA 2055 Exterior: This exterior report provides neighborhood data, comparable closed sales, an adjustment grid, two exterior photos and a location map.
URAR 1004: The URAR (Uniform Residential Appraisal Report) is the most comprehensive reporting format. This report contains a detailed inspection of the subject, analysis of the market, and three comparable sales. Included in the package are photos of the front, rear and street view of the subject, location map showing subject and comparable sales, floor plan and certification and limiting conditions.
